Wheatfields - Newsletter 1 March 2006
We are very excited to inform you that the Wheatfields development has obtained a positive Record of Decision (ROD) from the Western Cape Department of Environmental Affairs and Development Planning (D:EA&DP). There where no appeals to the department’s decision and as such the Bergrivier Municipality was able to grant Land Use Planning Ordinance (LUPO) rezoning to the land, which they did last month. As expected, there where no appeals to this decision. We are very happy with these approvals as they allow us to proceed with the implementation of our development.
 
After extensive negotiations, the Bergrivier Municipality has approved and signed the Wheatfields services agreement, giving their formal approval to the creation of the Wheatfields Home Owners’ Association and the implementation of services to and within the development. Now that all approvals are in place, our professional team has been busy finalising all of the arrangements and preparing the way for on site work.
 
Louis, our on-site manager, has installed the services access to the site, which is via Zebra Street. This will ensure that all heavy duty construction and supply vehicles access the site from the north, thereby preserving the Tilla Lane entrance to the development for your future use.
 
The Wheatfields Environmental Management Plan (EMP), which stipulates the environmental requirements and restrictions for all involved during the construction phase of the project, has been compiled by our independent environmental consultant and has been submitted to D:EA&DP as required by the ROD. Detailed designs for the civil and electrical infrastructure has been completed, as have the detailed landscaping and building plans. We have been consulting with some of the finest security companies in the country and an excellent security system has been designed, ensuring that you, your family and your possessions will be taken care of in the best possible manner.
 
The project is now in the middle of the tender process, with much discussion being had with numerous contractors to ensure the best possible bidders are chosen. The project expects to award tenders soon, with construction anticipated to begin in the middle of April 2006. Based on the present programme, which is progressing well and on time, we expect that the development will be ready for you to take transfer of in January 2007.
 
 
Demands for homes in picturesque town, at the foot of the Piketberg mountain, shows no sign of abating. Not only is demand coming from upwardly mobile residents, but it is also being fuelled by a steady stream of newcomers to the area whose arrival has contributed substantially to the growth of the town in the last few months. We have noticed that our market for Wheatfields has mostly been to clients in pursuit of holiday and retirement homes within a scenic and low crime environment. Smart forward-thinking investors have also seen the opportunity and are extremely positive of the investment.
 
In addition, the employment opportunities offered by the local PPC cement plant as well as the towns budding commercial and retail sector are attracting entrepreneurs and job seekers to the area. Not only are new businesses promoting the local economy and providing jobs, but these business owners and their management staff are also boosting the residential property sector in their quest to buy and rent homes.
 
Since launching Wheatfields on the 29th September 2005, REMAX Lifestyle Estates team have achieved a 65% sell out. It is clear that the trend towards lifestyle properties in Piketberg is by far exceeding expectations. REMAX Lifestyle Estates has committed itself to a fundraising initiative whereby the Reach for a Dream Foundation will benefit from each property sale within the Wheatfields development. A percentage of commission will be paid over to the Foundation that assists in making dreams a reality for children with life threatening illnesses.
 
With less than 50 stands remaining and only a hand full of stands below R300,000 Wheatfields proves to be another unique property investment opportunity.
